Property Details
The information relating to any property which is available for sale or let included on the PFI Management Limited website

Property Provider
Any party such as an Overseas Property Development Company or its agent(s) who provides property details to PFI Management Limited to feature on its website or make otherwise available.

Services Provider
Any person or organisation featured on the PFI Management Limited website which makes available any form of goods or services through hypertext or similar links

Conditions

Tenancy Agreements

  1. Once you have found a property you wish to move into you must sign a tenancy agreement for the property.
  2. You will be required to pay a holding deposit equal to one week’s rent + VAT  in order secure the property.
  3. The holding deposit may not be refunded should the tenant fail any credit score or reference provided.
  4. Most landlords will require payment of a deposit, a retainer and an advance rent from the tenant.
  5. Landlords will also usually require credit reference and/or employer's reference and/or guarantor. These should be agreed with your landlord prior to the signing of a tenancy agreement.
  6. The Law of England stipulates that no one under the age of 18 years can sign a contract.
  7. If any cheque or other form of payment to PFI Management Limited is dishonoured, there will be a further charge of £25.00.
  8. The construction, validity and performance of this letting shall be governed by the Laws of England.

Property Details

  1. All the information found under the property details of the PFI Management Limited website is provided for the benefit of customers and without the responsibility of the company, the property provider or any of the prospective clients.
  2. Property details provided by PFI Management Limited do not form part of any offer or contract and neither the company nor the property providers, their agents, employees or officers have authority to make or give grant representations or warranties as to any property.

The Property Misdescriptions Act 1991

  1. Whilst we endeavour to ensure the accuracy of property details produced and displayed, measurements, distances and areas are for guidance information and exact details should be verified by prospective buyers and customers.
  2. PFI Management Limited has not tested any apparatus, equipment, fixture and fittings or services and so cannot verify that they are connected, in working order or fit for the purpose.
  3. PFI Management Limited has not had sight of the legal documents to verify Planning Permission or the Freehold or Leasehold status of any property.
  4. Prospective buyer is advised to obtain verification from their Solicitor and/or Surveyor.
  5. Prospective buyer must check the availability of any property and make an appointment to view before embarking on any journey to see the property. Items shown in photographs are not included; they may be available by separate negotiation with the vendor/owner.

Financial Services

  1. For the purpose of the Financial Services Act 1986 (amended), PFI Management Limited is an Appointed Representative of Network Data and is authorised by the Financial Services Authority (FSA) (FSA Number: 452917). 
  2. PFI Management Limited is authorised to provide advice on all regulated financial products.
  3. Clients seeking further information about or intending to take up any arrangement concerning any such financial services; including without limitation a mortgage, life insurance or other investment business will be considered as customer of  PFI Management Limited.

Service Providers
The appearance of any service provider within the PFI Management Limited website does not represent any guarantee on the part of PFI Management Limited as the goods or services marketed by or made available through that service provider and PFI Management Limited is hereby exempt from any loss, damage, cost or expense of any type incurred in any way through matters arising from the provision of any goods or services by any service provider.


There may be a fee for mortgage advice, the precise amount will depend upon your circumstances but we estimate that it will be 1% of the loan amount.
